Rent Collection and Repair Services: We can track and collect rent, as well as process delinquency notices, and repair orders as required at rental properties.
Lease Review and Eviction Services: Professional revision of lease agreements, as well as renewals. Using a long standing relationship with local law enforcement we will set up a time and a date with local constables to serve the writ of possession. The crews will handle all moving of debris and personal items at the direction of law enforcement. A complete lock change service is part of our eviction process and is billed accordingly.
Appliance Installation: All major appliances can be installed as needed. Our crews can install and connect new appliances as needed as well as remove old appliances per order. Water heaters and AC systems can also be installed.
AC System Check and repairs: Standard system services start up and diagnosis of system problems is available for a flat fee. Turn time is usually 48 hours and we include photos of probable cause.
Carpet Cleaning and Install: Increase the value of your property by decreasing the stink. Professional cleaning services or replacement of carpet is available. Anything from FHA grade to Berber, turnaround time is usually 72 hours, and neutral colors are readily available. Steam cleaning is available even if the power is not on.
Sheetrock Repairs: Repair or replace damaged, molded, or missing sheetrock. Install, tape, float and prime.
Rekeying to all key codes and Lock Changes: We carry all common key codes for HUD, FHA, VA and conventional properties. Deadbolts, knob locks, and padlocks with common codes are used per your instruction.
Lock Boxes installed and coded to specifications: Lock Boxes- your property can be secured in 48 hours with a custom coded lock box including keys. Photos of property are also provided.
Lawn Maintenance Grass Cuts weekly and bi-weekly: Initial grass cuts are completed and clippings are removed. During the fall clean-up of leaves and branches can be done as needed. Seasonal re-cuts are priced below HUD guidelines for conventional and REO properties. Lawns can be maintained year round if required.
Tree Removal Services Tree Services: Tree services include removal of large fallen limbs, removal of entire trees either fallen or still in the ground, and trimming of limbs as necessary to prevent property damage or burden to the neighbors.
Trash Out Bid Sales Cleans: Estimates can be provided for those nasty houses. Sales cleans are always bid with trash out services. Sales cleans include wet cleaning of all solid surfaces including sinks, toilets, tubs, and hard flooring, as well as vacuuming carpets, and sweeping out garages. Crews are equipped with generators and water supplies if needed but it is preferred for the electricity and water to be on if possible.
Pool Maintenance: Monthly and weekly pool services are available in certain locations. Draining, acid washing, and refilling pools as a onetime service prior to closing can also be provided. Pricing depends on size and severity.
